Planning Permission

Okay, so you’ve decided you’re going to install a conservatory or orangery to your property but now the panic has set in – where on earth do I start? Do I need planning permission? If so, how do I apply for it?

That said, you can reassured that in most cases, adding a conservatory to your home is considered permitted development and therefore means you don’t need to apply for planning permission (hooray!) However, there are some conditions and limitations that need to be met when considering installing a conservatory on your property. These limitations include:

  • A conservatory (including previous extensions) and other buildings must not exceed 50% of the total area of land around the original house.
  • Conservatories forward of the principal elevation of the original house and fronting a highway are not considered permitted development.
  • Side conservatories to be single storey, must not exceed a maximum height of 4 metres and a width no more than half that of the original house.
  • If the conservatory (side or rear) is within 2 metres of a boundary, the maximum eaves should be no higher than 3 metres.
  • A single storey conservatory to the rear must not extend beyond 3 metres if being installation on an attached house, or by 4 metres of a detached property.
  • Single storey conservatory should not exceed 4 metres in height.
